You've probably received a letter dated October 15, 2015, from Martyn Gerrard Estates about an additional £4,209.49 of service charge costs for the year ended March 24th, 2015. The letter goes on to detail a total cost for the year of £44,102.22. It's wrong. The expenses detailed only come to £44,042.22. Given this error, it's worth going through the numbers in detail to spot any other potential mistakes. The 2015 bill is an increase of 40.7 per cent on 2014. ![]() * The 2014 total includes a refund of £1,468.73 for an overpayment to EDF that will be taken in the 2015 year end. The 2015 bill is 14.8 per cent higher than Martyn Gerrard's own estimate. ![]() Here's what makes up the 2015 service charge: ![]() Note that it includes several items not in the 2014 service charge, which looked like this: ![]() The new items to 2015 are cleaning (£6,600) electrical (£1,459.26), refuse removal (£260), asbestos survey (£855.60) and risk assessment (£924). Here are the same data as a chart: ![]() And as a table: ![]() As the data show: * Gardening costs rose 31 per cent year on year and exceeded budget by 34.4 per cent. * Cleaning -- a new item for 2015 -- exceeded budget by 560 per cent. * Repair and maintenance spending fell 15.3 per cent and was under budget by 39.2 per cent. * Just 6.9 per cent of the total service charge was spent on repair and maintenance, down from 11.5 per cent the year before. * Martyn Gerrard Estates' management fee rose 8.2 per cent and exceeded budget by 10.9 per cent. Would anyone happen to have the relevant figures for the previous 2 years ,after Martyn Gerrard took over the management . Any idea how much money was inherited by them FROM THE PREVIOUS AGENTS? Also,in December 2014 they asked for an additional figure to be paid for the deficit in last (calendar?)year.Was there any surplus/deficit in the previous 2 years? Also,the figures we were recently given were not certified /approved by independent accountant,or were they? I believe we pay separately for the accountant,or do we in fact pay for the work of Martyn Gerrard`s own accounts Dept?? which is not independent. |

Yes, I'm a leaseholder. The more leaseholders and tenants we can get involved here, the more influence we'll have. |

I am also a leaseholder and I agree that we need to do something now, please can we arrange to get everyone on board as I am willing to write letters the whole block. |
